Sleepy Hollow is a wonderful neighborhood in which to live. The development is full of courteous, conscientious families. In an effort to keep Sleepy Hollow attractive to all, a “Declaration of Amended Recommendations” was written by the developers and remains in effect today. A copy is attached to your deed. This is a legal and binding document and is intended to protect one of the largest investments you will ever make. The following guidelines are provided, based in part on the “Declaration of Amended Restrictions” and common sense, to help maintain the value of the neighborhood.
These guidelines are not intended to replace the “Declaration of Amended Restrictions,” but rather keep Sleepy Hollow a safe, attractive and desirable neighborhood in which to live. Be courteous to your neighbors. If you have any questions concerning the guidelines above or their intent, please contact the Association President or the Architectural Control Committee for clarification.
The neighborhood was developed as a residential community. Zoning does not allow commercial businesses to be operated within the development. Routine over might parking of commercial vehicles in the driveway or street is discouraged.
Unsightly Weeds, overgrown trees and shrubs, trash, etc... are the first things that visitors and neighbors see. Keeping the yard picked-up will give visitors a good first impression and Will keep your neighbors at peace. Several neighborhood teenagers are available to provide lawn care services at a nominal cost if you are unable to do so.
The mailbox is the second most noticeable item seen by visitors and neighbors. Your mailbox should be in good condition and mounted at the proper height without leaning. If your mailbox requires replacement, many lumber yards carry the identical mailbox used through out the neighborhood. Every mailbox in the neighborhood should be painted with Benjamin Moore Briarwood #73. If your mailbox needs replacement or repair and you are physically unable to do so, please contact the Association President or the Architectural Control Committee and arrangements will be made for painting.
Prior to making any visible improvements to your house or lot (Addition to the house, fences, swimming pool, retaining Wall, removal of large trees, exterior paint, etc...) discuss improvements with the Architectural Control Committee and_ your neighbors. While changes will generally improve the appearance and the value of the property, modifications that require a long time to complete may cause undue stress to your neighbors. As a general rule, any project requiring longer than 3 months to complete should be thoroughly discussed with your neighbors. If there are questions or concerns, consult with the Association President or the Architectural Control Committee for advice.
Outbuildings are not allowed and add neither aesthetic nor cash value to the property. As a result, it is suggested that alternative means of storage be considered. The same holds true for above ground swimming pools and satellite dishes.
It is a city ordinance that any pet that lives with you must only leave the property on a leash. Obviously, stray dogs and cats roaming the neighborhood are a safety hazard to the property owners and the amimals themselves. For safety's sake, please keep your pet confined to your yard. While walking your pet, make provisions to properly handle and dispose of any waste they may leave behind. Pets, other than typical domestic animals (dogs, cats, birds, etc...) are strongly discouraged.
Automobiles should be kept in the garage whenever possible. All houses in the development have at least a two car garage. If you own more than two cars, use the driveway to park your third and fourth car. If you routinely park more than two cars in your driveway, consider alternate means of storage. In the interest of safety, cars should not be routinely parked in the street.
Boats, commercial vehicles, recreational vehicles, etc. should not be parked in the driveway or on the property for periods exceeding 2 days.
Any vegetable garden or composting pile should be located in the backyard, out of sight from the front of the house, after discussing the implications with your bordering neighbors.
Garbage and recyclables should be taken to the curb no earlier then 8:00pm the evening prior to pickup.
At no time should trash, grass clippings, limbs, sticks, etc. be dumped directly into the creek or neighboring areas. This is against the law (state and local) and will be prosecuted. If you live on the cul-de-sac, Please take time to keep the area free of trash and other debris.
